99.co's data showed that 209 HDB flats changed hands for at least S$1 million in September 2026, a monthly high that made up 9.3% of the month's resale volume. August had recorded 201. For an HDB owner weighing the next move, the count matters less as a headline than as a map of who is buying and selling at the top of the HDB resale market.
Three towns led: Toa Payoh with 33 such sales, Queenstown with 28 and Bedok with 20, together 81 of the 209. Overall volume fell 10.9% from August to 2,248 flats, though that was 2.8% above September 2025. According to 99.co, the increase in the BTO income ceiling may have prompted some buyers to reassess, and some may wait for the November BTO exercise.
What the 209 Count Means for Solano Grand EC Shortlisters
- Flat type: four-room flats were 44% of September transactions, five-room 26.1%, three-room 20.6% and executive flats 9.3%. Five-room prices rose 1.7% from August, while three-room, four-room and executive prices eased, per 99.co.
- Estate type: non-mature estates took 54.5% of transactions and mature estates 45.5%. Mature-estate prices rose 1.4% from August and sat 0.6% above September 2025; non-mature-estate prices rose 0.1% and sat 1.2% below.
- Overall: resale prices rose 0.6% from August but stayed 0.4% below September 2025, according to 99.co.
99.co's data and analytics head linked the renewed interest to the removal of the wait-out period for private homeowners. Buyers right-sizing after selling private homes may have substantial sale proceeds and the ability to pay a premium, the head said. For an HDB owner planning an upgrade, that is a reminder that the resale market draws buyers from two directions at once.
Reading the September Figures as a Solano Grand EC Buyer
99.co's outlook points several ways. Demand from former private homeowners could continue to support the market, while competition from BTO launches may temper recovery. More flats reaching their minimum occupation period would widen choice, and realistically priced sellers are better placed, according to 99.co.
One month is a snapshot rather than a trend. September's volume sat below August's even as the million-dollar count rose, so the top tier took a larger share of a smaller pool. Readers can set that share against the flat-type and estate mix above and against their own timing.
