A five-room flat at Natura Loft in Bishan changed hands for $1,711,000, about $1,324 psf, according to Stacked Homes. The unit is on the 37th to 39th storey of Block 273A, measures 120 sq m, and edges past the previous Bishan five-room high of $1,632,000 by $79,000. If you own an HDB flat in Bukit Panjang and are sizing up your next move, here is how to read a headline like this.
- Treat it as one flat, not a forecast. Natura Loft is Bishan's only DBSS project, finished in 2011, and Stacked Homes notes that the five priciest five-room sales in the town all come from it. Over the previous 12 months, the median five-room resale price across Bishan as a whole was $979,000. A record from a rare development says little about an ordinary block in a different town.
- Compare your own options on your own numbers. Upgraders usually weigh three routes: another resale flat, an executive condominium, or a private launch. Each has different eligibility rules, timelines and financing terms. Confirm the current conditions with HDB and your bank rather than anchoring on a single transaction you read about.
- Look at what the EC route offers on paper. Solano Grand EC, by City Developments Limited, is a 99-year leasehold executive condominium at Senja Close, Bukit Panjang, with roughly 300 homes planned. Pre-launch registration is open, so interested households can ask for details as they are released. An EC is a different product from a resale flat, so measure it on space, facilities and monthly cash flow.
- Weigh daily convenience alongside price. The project's location page places Jelapang LRT nearby and the Bukit Panjang MRT interchange on the Downtown Line about 1.16 km away. For a family already rooted in the west, staying close to familiar schools, parents and routines can matter as much as any headline figure.
- Keep the household budget in the driver's seat. A flat that sells at a premium can tempt owners to stretch for a bigger purchase. Work backwards instead: set a monthly repayment you can live with, factor in renovation, moving and a cash buffer, and see which route fits inside it. If an EC, a resale unit and a private launch all stretch you, that is useful information too.
- Give the decision a timeline. Selling a flat and buying the next home have to line up, and each route has its own sequence of milestones. Mapping those dates early, before you view anything, avoids rushed choices later on.
The Bishan sale is worth noting as a curiosity of the resale market. Whether it matters for your plans depends on your budget, your timeline and your household's needs. Start from the Solano Grand EC homepage if you want the project basics in one place.
