GLS Sites: Tender Dates, Step by Step

When URA announced two residential sites for the 2H2026 Government Land Sales Programme on 29 September 2026, the practical question was what comes next. Here is the sequence in plain steps, based on the URA media release and the reports by Mingtiandi and TheFinance.

  1. The release (29 September 2026). East Coast Road and Serangoon North View were announced together. Their combined potential yield is about 320 homes, split between about 85 and about 235.
  2. East Coast Road is on the Confirmed List. That means the tender is going ahead on a set schedule. The site is made up of two adjoining plots totalling about 5,503 sq m, or about 59,200 sq ft.
  3. The tender closes at 12 noon on 3 December 2026. Interested developers submit their bids by that deadline. What happens afterwards is not covered in the announcement, so there is nothing to report on outcomes.
  4. Serangoon North View is on the Reserve List. Nothing happens automatically here. The site goes to public tender only when a developer applies and submits an acceptable minimum bid.
  5. Watch the URA updates. The agency publishes the programme and any changes, which makes its website the place to confirm dates rather than relying on second-hand summaries.

A few points are worth keeping in mind while following along. First, a Confirmed List label describes the tender schedule, not the result. Second, the Reserve List site can sit untouched for a long time if no developer applies, so an absence of news is not a signal of anything. Third, the URA figures are potential yield, which is an indication of scale rather than a final count of homes, and the number built can differ from the figure announced.

None of this says anything about prices or demand, and it should not be read that way. It is simply a calendar of one fixed date and one conditional one. Anyone planning around it can mark 3 December 2026 in a diary and check back on URA's pages for the rest. Developers, agents and buyers all work from the same published calendar, so there is little reason to rely on rumour between now and then.

For readers of this site, the relevant project is a different kind of land story. Solano Grand is a 99-year leasehold executive condominium at Senja Close in Bukit Panjang, District 23, developed by City Developments Limited. The site covers about 109,352 sq ft at a plot ratio of 3.0, with about 300 homes planned, and the land was awarded in August 2025 through the Government Land Sales route. The project is in pre-launch, and registration is open.

Jelapang LRT is the nearest rail stop, with the Bukit Panjang MRT/LRT interchange (DT1) about 1.16 km away. The location page maps the neighbourhood, while the homepage gives the full project overview. To receive launch news directly, add your name to the interest list.
